How to check the readiness of documents online?
Thanks to the development of the Internet space, the opportunity has opened up for individuals and legal entities to check the readiness of documents online. In remote mode, you can view the status of registration and processing of the request on the official website rosreestr.ru through the applicant’s personal account or the general service.
The document readiness check service is relevant for applicants who need the government body to provide the following data:
- extract from the Unified State Register of Real Estate;
- information about the cadastral value of the property;
- status of the application for state registration (transfer) of the triad of rights to real estate;
- for other functions within the competence of Rosreestr.
Extract from the Unified State Register of Real Estate “live”
There is another “traditional” way to find out whether a DDU has been registered. To do this, you need to order a regular (paper) extract from the real estate register (USRN). In contrast to online verification, when using this method, the shareholder will receive an official “paper” document confirming the registration of his or her DDU.

To do this, the shareholder must contact the unified center for the provision of public services, the multifunctional center (MFC) or the Rosreestr office in his region and request an extract from the Unified State Register of Real Estate about the land plot on which construction is being carried out. It will also contain information about all registered childcare centers.
Usually ordering such an extract through the MFC is more convenient and faster. In addition, in some regions Rosreestr does not accept applications directly, so the MFC remains the only option.
An extract from the Unified State Register can be ordered by any person, even those who are not related to the land plot, since information from the Unified State Register is publicly available.
Therefore, to apply to Rosreestr you will not need to present any documents other than:
- receipts for payment of state duty, the amount of which is 750 rubles;
- passport, which must be presented to an employee of the MFC or Rosreestr;
- information about the land plot for which the extract is requested. This data can be taken from the DDU. There is no need to provide the original or a copy of the contract. It is enough to rewrite or copy the description of the land plot.
The period for receiving the statement will be from five to seven business days, but sometimes delays occur.
In the received extract from the Unified State Register of Real Estate, the shareholder needs to check the “Encumbrances” section. It must indicate the registration number of the equity participation agreement.
How can I find out the status of an application on the Rosreestr website?
It is possible to check the readiness of documents ordered from Rosreestr, as previously noted, either using the general service above, or through a personal account on the department’s website. The second option is carried out only after authorization on the State Services portal.
To obtain information about the readiness of documents, the applicant will need to adhere to the following algorithm:
- go to the official government portal using the link “Checking the execution of the request”;
- Enter the receipt (application) number in the search window that appears;
- Now you need to wait until the information generation period expires and familiarize yourself with the assigned status.
Citizens who want to conduct an online check of the readiness of documents in Rosreestr through their personal account must perform a little more actions than with a basic (general) application:
- go to the “Public Services” portal (www.gosuslugi.ru) to authorize or create a personal account;
- entering the requested data and completing the identity verification procedure (for those who are registering on the site for the first time or have not previously been identified);
- select the tab "Personal Area»;
- enter user information and security password;
- follow the hyperlink “my applications”;
- indicate the previously assigned application number;
- click on the button sending the request;
- enter the verification characters (captcha) requested by the system;
- review the data displayed on the screen.
When checking an electronic document displaying the status of an application by identification number, the applicant is offered the following information for review:
- Registrar's name.
- Stages of consideration.
- Current request status.
- When deregistering, provide reasons for refusal.
It is important to take into account that during the first two or three days after sending the request, it is impossible to find out about the readiness of documents in Rosreestr, since during this period representatives of the authorized body prepare and generate data. The maximum processing time for an application cannot exceed two working weeks.
How to find out about the readiness of documents for registration in Rosreestr
After the applicant has submitted the necessary package of documents for registration of property rights, he can independently verify the readiness of the execution of the request. This can be done in 2 ways:
- Using the “Request Execution Check” service. In the window that opens, you must enter the request number (it is indicated on the receipt issued by the authorized person after accepting the documents for registration). After the search, the service will provide information about all stages of the application. The application status may be as follows:
- “The application was not accepted” - in this case it is necessary to clarify the reasons for the refusal with a specialist;
- “In progress” - registration will be carried out within the time limits established by law;
- “Documents have been sent to the applicant” - the citizen will need to receive the papers in the manner specified in the application (in person, by mail, etc.).
- Using the “Electronic Document Verification” service. If an extract from the Unified State Register was received electronically, using the service you can generate a printed version of the document and check the relevance of the digital signature with which it was signed.

In addition, when submitting an application electronically, the applicant may choose to receive documents electronically in section 10 of the form. In this case, he will be notified by letter to the specified address about the suspension/refusal/completion of the procedure for registering property rights.
Checking the DDU in Rosreestr
To clarify information on the share participation agreement, you must collect the following documents and present them to the local cadastre office:
- Passport;
- Share participation agreement;
- Receipt for payment of state duty (200 rubles);
- Application for provision of an extract from cadastral records.
The above list of documents (except for the passport) will be accepted against signature. The extract will be ready within 5 days. You should approach the document with the provided receipt and passport. It is also possible to send documents by Russian Post by registered mail.

What to do if Rosreestr refused to register a child-care center
Rosreestr may refuse to register an equity participation agreement for various reasons. In this case, no entry will appear in the real estate register. Instead, the applicant (as a rule, documents for registration are submitted by the developer on behalf of both parties to the contract) will be issued a letter explaining the reasons why the decision was made to refuse registration of the DDU. Failure may occur due to:
- technical errors: the documents required for registration were not submitted or there were errors in them;
- circumstances that make registration of a DDU impossible in principle: there is already another DDU for the same apartment or the developer is deprived of the right to receive money from citizen shareholders.

A technical error can usually be easily corrected by applying for registration again with the correct package of documents. If Rosreestr refused for a significant reason, the purchase of such an apartment may entail a serious risk for the buyer.
Therefore, if the share participation agreement is not registered, it is necessary to request a letter from Rosreestr from the developer indicating the specific reason for the refusal. After familiarizing yourself with it, the shareholder will be able to understand how best to proceed further. The developer's unwillingness to explain the reasons for the refusal is a worrying sign. Faced with such behavior from a developer, it is worth considering whether you should buy an apartment from him.
